How much does it cost?
Every project is different and varies in cost. If the area is larger than 1200 square feet then we can price out a project by a per square foot price. These prices usually run between $1.00 to $2.50 per square foot depending on the height of the ceilings, second or third story, previously painted ceilings, amount of furniture, perlite texture, hardwood flooring, etc. This is why we prefer to come out to the house in order to evaluate the project and provide you with an exact price quote rather then guessing over the phone. We offer free in house estimates.
Will I have to move out of my house?
Most of the time, people choose to sleep elsewhere for one night. Depending on how much furniture you have and the size of the project. Normally, we will arrive in the morning and are complete in the afternoon. If we are painting the ceilings, than we return the following day to complete the coatings.
Will it make a big mess?
Yes. However, we mask off the walls and floors to minimize dust and leakage. We take pride in leaving your house as clean as possible, however there could be minor vacuuming.
Do you do small jobs like just one bedroom?
Yes, but there is a $850 minimal charge to send a crew out with equipment.
Can you perform the work if we leave the furniture in place?
Yes, but there will be an additional fee as it is more labor intense and more difficult to move ladders around and walk on stilts. This usually adds one more day to the project. Most occupied houses are divided into two phases. This way furniture can be moved from one side of the house to the other.
Do I need to paint the ceilings after?
Yes. The ceilings will need to dry for at least 12 hours with proper air circulation and our provided fans. Then it is best to prime/seal and then paint. (We provide ceiling painting services as well).
What if I have hard plaster ceilings or perlite texture?
These ceilings are much different than sheetrock ceilings and are more labor intensive. In most cases we would apply multiple coats of drywall compound over the existing texture in order to achieve a semi smooth finish prior to the texture application. These ceilings usually add 1-2 days to the project.
Do you texture small coat or linen closets?
Yes. We can texture your closets however they are an additional charge and many choose not to have their closets textured. Shelves have to be cleared and sometimes removed. Walk in closets are recommended and shelving can stay.
Do I have to remove ceilings fans or drapes?
We would appreciate it if you could remove the blades on your ceiling fans prior to our arrival. Draperies must be removed if within 6 inches of the ceilings. Otherwise, we can remove them or cover them with plastic
Can you add or replace lights to ceilings without an attic?
Yes. Our certified electrician can notch the drywall, run wiring and we patch the drywall all in the same day.
Do I need to move the furniture to the middle of the room?
No! We actually ask you to move furnishings against the walls and to remove all small breakables. This helps us to insure a clean and timely job. We can help move any larger furniture at no additional charge. However, we do not touch or move electronics.
Can you repair or add popcorn texture?
No. We do not apply popcorn texture, only knockdown and orange peel texture.
Do you do Level 5 smooth finishes?
No. We can recommend a drywall finishing subcontractor. This work if very detailed and can cost up to $4.00 per square foot. We do offer Level 3 and Level 4 smooth finishes.
Should I be worried about asbestos?
Asbestos effects the personnel that are disturbing it or removing it. This is why we require an asbestos test if the house or unit were built before 1978. Homeowners usually purchase the test kits and provide us with the results prior to negotiations.
Do you contract projects that have tested positive for asbestos?
No, we do not.
